Our Credit Policy Our goal is to
assist owners and tenants in making contract decisions with full disclosure of credit rating and experience. Credit Reports- We obtain a credit report for all rental and lease/purchase
applicants. We are committed to Fair Credit/Privacy Laws and maintain your actual report in secure files as required by law.
Credit Rating- Your application is subject to approval according to the owner's criteria.
We are required to provide your credit status when submitting your tenant profile for an owner's consideration.
Minimum Credit Rating- We do not have a minimum required credit rating, as this is each owner's
criteria. We do have owners who are willing to help those who have experienced credit problems and/or currently have credit
issues. Having your credit rating and tenant profile allows us to match you with owners who can meet your needs.
Financial ability- We do not have a minimum level of financial ability to assist you in seeking a
home. If you are low income or Section-8 we will work with you on locating homes within your budget. We may have suggestions
for sources of assistance to meet your needs and will gladly provide any helpful information we have.
We
reserve the right to deny any application which exhibits a greater risk than an owner may be willing to accept or that we
may be willing to recommend.
If you have
excellent credit and/or financial ability....GREAT....we protect your valuable credit information and will be happy to assist
you.

Your Tenant Profile
Employment-Income-Credit Rating-References-Debt level-Number of Occupants-Pets-Lease Terms-Rent
Amount: We
include these details in your tenant profile which is provided to the owner of a property you are interested in renting or
Lease/Purchasing.
Personal History- We will include personal and/or credit history if you
have items which need explanation to a prospective owner. We acquire this information during your credit interview, where
you have an opportunity to discuss situations and/or events that may have contributed to financial difficulty. We are interested
in helping you and our goal is to approach sensitive issues with understanding and willingness to help you. This may prevent
your embarrassment or uncertainty if you were working directly with an owner and eliminate the need to explain difficult circumstances
again if you are denied. Progress- We will include in your tenant profile any solutions
which you are willing to apply to resolve your financial challenges.
Information assistance- If
we have information which may be helpful in your circumstance we will gladly share that knowledge with you. We are not credit
counselors, but will provide contacts of helpful agencies or services we may have knowledge of.

Our Lease
Our lease is written based on the Landlord/Tenant Act and is protective of both the owner and the tenant. While our services are flexible and we are willing to help you,
however, we do uphold our lease contracts. The law requires that we protect the owner’s financial interest and that
includes eviction if you are unable to pay your rent. Your lease is your 5 day late notice and
you can be evicted on the 6th of the month if rent is unpaid or a payment arrangement is not accepted. If you violate your
lease or damage the premises without payment of damages, we will report eviction to the credit reporting agencies. This will
make your challenge greater in gaining credit approval in future contracts and applications for credit. For this reason we
suggest you seriously consider the amount of rent you can commit to and your willingness to pay before signing a lease.
